My service consists of searching for residential property in Tas, Vic, NSW & Qld on your behalf from properties listed for sale on the internet, according to your requirements, for owner-occupation or investment purposes. This will be tailor-made especially for you.
Following your initial contact I will conduct a free in-depth consultation with you by phone or email to gain a complete knowledge base of your criteria, including budget, location, infrastructure such as educational facilities, hospitals, parks and reserves, public transport and retail and sporting facilities.
Based on your specifications and time frame I will thoroughly research all listed properties within your parameters. I will then email you a selection of properties, with my own comments on each property, plus the links to specific property sites, so that you can view them online. Then you can select which ones you would like to physically inspect and make arrangements with the agents involved.
I will be guided by your budget and priorities. You may be moving to another state you know little or nothing about, and have no idea about the features of various suburbs. I can advise you on this. It is possible you have definite ideas about living in a particular suburb, but you may have equally definite ideas about what you need in the house. If your budget will not allow all the inclusions I will outline the reasons for my selections or recommendations in a nearby suburb.
It must be realised that a different value does not necessarily indicate an inferior or a superior property. Characteristics of a property’s value can also mean proximity to the CBD, public transport, educational, medical, retail amenities, views and aspect, type of street and so on.
You may be adamant about having an ensuite, for example, and equally adamant about living in a certain suburb, but if your budget will not stretch to both those things, you may decide to forego the ensuite for a time, but need a house with the opportunity of reconfiguring rooms or constructing additions in the future. Or you may be prepared to buy in a cheaper neighbouring suburb in order to acquire the ensuite.
Other factors to be addressed include number and type of desired rooms, placement and layout, possibility of extension, alteration or modernisation, updating of wet areas such as kitchen, bathrooms and laundry. External improvements may require garden shed, workshop, car or caravan accommodation, outdoor entertainment area etc, swimming pools, tennis courts and so on, topography of land to accommodate play equipment or any other features. These may be current or future desires.
